Bathroom renovation in Dublin

A standard full bathroom renovation in Dublin costs €9,000 to €15,000 and takes about 7 working days, on LN Bathroom Renovations' 2026 figures: a strip-out to the bare walls and floor, new plumbing, tanking, tiling, a new suite and electrics.

Renovation or remodeling, it's the same job: the room stripped back and rebuilt. A refresh keeps the tiles or the layout and costs less.

How this is worked out

The range runs from the lowest to the highest figure that Dublin bathroom firms and a price guide publish for that kind of job (LN Bathroom Renovations, Kev Decor, Dublin Plumber 24hrs, Tile Merchant's Dublin column). "+" means one of them gives no top figure. Moving things adds Kev Decor's €1,500 to €3,000 for layout changes. The sum is ours. Prices read on 3 November 2026. Kev Decor adds no VAT; the others mostly don't say. It's an estimate, never a quote.

The stages

A full renovation, in order

  1. Strip-out: the suite, the tiles, old boxing and flooring, into the skip.
  2. First fix: new pipework and wastes in the walls and floor, cables for lights, the fan and an electric shower.
  3. Boards and tanking: cement or moisture-resistant boards, then a waterproof membrane in the wet zones, left to cure.
  4. Tiling: floor and walls, grout and trims.
  5. Second fix: the toilet, basin, bath or shower, taps, lights, extractor fan and towel rail.
  6. Finish: silicone, a clean, the electrical completion certificate and the guarantees.

LN Bathroom Renovations' standard full renovation covers the strip-out, new suite, tiling, plumbing, electrics and waterproofing.

Dublin's houses

What Dublin's homes add to the job

29%of homes in the Dublin City Council area were built before 1946 (CSO Census 2022)
27%of households in County Dublin live in a flat or apartment
€800 to €2,500to replace lead pipes in an older home, one Dublin firm's figure (LN Bathroom Renovations)
€150 to €250for a city-centre parking permit for the skip (Tile Merchant)

Census 2022, our sums. Older redbrick and terraced houses hide old pipework and uneven walls. Apartments add lifts, access hours and the management company's rules; Kev Decor says apartments with lift restrictions or no parking add labour time.

Two real jobs

Two Dublin bathrooms Kev Decor priced

About €13,000a premium 1970s bathroom in Rialto, Dublin 8: the steel bath out, a walk-in shower in, done in 8 days (Kev Decor)
About €16,000a new en-suite built from scratch in Clonsilla, Dublin 15, done in 10 days

The firm's own published examples. A room built from nothing costs more than redoing one, because the drains, water and walls are all new.

Before anyone comes to price it

  • Measure the room, wall to wall, and the window and door.
  • Decide if the toilet and shower stay where they are. Moving them adds pipework.
  • Check where the hot water comes from: a cylinder, a combi boiler or an electric shower.
  • In an apartment, ask the management company about access, lifts, working hours and parking for the skip.
  • Ask for a written price that lists the strip-out, tanking, tiling, fittings, electrics and VAT.

FAQ

Questions people ask

How much does a bathroom renovation cost in Dublin?

€9,000 to €15,000 for a standard full renovation (LN Bathroom Renovations); €9,000 to €11,000 for a standard family bathroom at Kev Decor, with no VAT added.

What's the difference between renovation and remodeling?

Nothing in practice. Both mean stripping the room back and rebuilding it. Moving the toilet or shower is what changes the price.

Do I need planning permission to renovate a bathroom?

Not for a standard internal renovation, LN Bathroom Renovations says. Protected structures and changes to the outside of the house are different.

How much should I keep aside for surprises?

About 10% of the budget, LN Bathroom Renovations says, for water damage, old wiring or rotten floors found after the strip-out.
