Accessible bathrooms and the council grant
The Housing Adaptation Grant for Disabled People pays up to €40,000, or 100% of the approved cost, towards work like accessible bathroom facilities, and the Mobility Aids Grant up to €8,000 (Department of Housing). In Dublin it's paid by your council: Dublin City, Fingal, South Dublin or Dún Laoghaire-Rathdown. Work can't start before approval.
Checked on 3 November 2026. Bathroom Fitters Dublin is not a council or a government body and does not award grants. The council decides.

What your bathroom costs in Dublin
Two taps: the kind of job, and whether anything moves. The answer is the range Dublin firms publish for it.
Published Dublin range for this job
€3,500 to €6,000
Published Dublin prices for this job, read 3 November 2026. Kev Decor: €3,500 to €6,000 (bath to walk-in shower conversion only).
- Tiling labour runs €45 to €80 a m² in Dublin, on top of the tiles (LN Bathroom Renovations).
- A skip is €350 to €550, plus €150 to €250 for a parking permit in the city centre (Tile Merchant).
- Electrics by a Registered Electrical Contractor, who gives you a completion certificate (CRU).
How this is worked out
The range runs from the lowest to the highest figure that Dublin bathroom firms and a price guide publish for that kind of job (LN Bathroom Renovations, Kev Decor, Dublin Plumber 24hrs, Tile Merchant's Dublin column). "+" means one of them gives no top figure. Moving things adds Kev Decor's €1,500 to €3,000 for layout changes. The sum is ours. Prices read on 3 November 2026. Kev Decor adds no VAT; the others mostly don't say. It's an estimate, never a quote.
The three grants
Three council grants, one form
| Grant | Most it pays | Bathroom work |
|---|---|---|
| Housing Adaptation Grant for Disabled People | €40,000, or 100% of the approved cost, whichever is less | Bathroom facilities like an accessible shower or a downstairs toilet |
| Mobility Aids Grant | €8,000 | For people who find it hard to move around the home: grab rails, a ramp, a stair lift |
| Housing Aid for Older People | €10,700 | Essential repairs for people aged 66 or over, not a bathroom upgrade |
Maximums from the Department of Housing's March 2026 release; what each covers from gov.ie and South Dublin County Council. One application covers all three.
Income bands
How much of the cost it covers
- Gross household income up to €37,500 a year: up to 100% of the approved cost.
- Above that the share tapers, down to 30% for incomes of €62,501 to €75,000 (gov.ie).
- Income means the owner's and spouse's gross income in the previous tax year.
- The grant doesn't cover the VAT on the work; some of it may be reclaimable from Revenue after you've paid (South Dublin County Council).
Dublin's 2026 money
What Dublin's four councils have to spend in 2026
| Council | 2026 grant money | Aged 65+ | With a disability |
|---|---|---|---|
| Dublin City Council | €15,377,122 | 79,368 | 22% |
| Fingal County Council | €7,187,016 | 36,544 | 19% |
| South Dublin County Council | €7,597,223 | 39,834 | 21% |
| Dún Laoghaire-Rathdown County Council | €5,822,287 | 39,918 | 21% |
| All four | €35,983,648 | 195,664 | 21% |
Exchequer and council money together, for all three grants (Department of Housing). People aged 65+ and the share with a disability as Census 2022 counts it: our sums (CSO Census 2022). Funding is set each year; when a council's allocation runs low, approvals slow.
How to apply
Applying, in order
- Get the application form from your council, and its list of documents.
- For the Housing Adaptation Grant, an occupational therapist's report on the work you need. Once the work is done, up to €300 towards it can be paid with the grant (South Dublin County Council).
- Your tax and Local Property Tax must be in order, with tax clearance for a grant over €10,000.
- Get written prices for the approved work.
- Wait for approval. Work started before it isn't covered.
From South Dublin County Council's grants page; the rules behind it are national, so Dublin City, Fingal and Dún Laoghaire-Rathdown work the same way. South Dublin takes applications online and uses its own standard costs for some works.
The bathroom itself
What an accessible bathroom usually has
- A level-access shower or wet room floor, with no tray to step over.
- Grab rails by the toilet and in the shower, fixed into solid backing.
- A fold-down shower seat and a thermostatic valve, so the water can't scald.
- A wider door that opens out or slides.
- Non-slip floor tiles.
The occupational therapist's report sets what's needed; the council grants that work.

Before anyone comes to price it
- Measure the room, wall to wall, and the window and door.
- Decide if the toilet and shower stay where they are. Moving them adds pipework.
- Check where the hot water comes from: a cylinder, a combi boiler or an electric shower.
- In an apartment, ask the management company about access, lifts, working hours and parking for the skip.
- Ask for a written price that lists the strip-out, tanking, tiling, fittings, electrics and VAT.
